Previous tennant took that for granted and left me and the landlord in debt on food and rent.

1 minute from M5, less than 15mins to City, 10mins from Hurstville & Bankstown on either side, or Roselands is 5 minutes.
Room has self contained Air Conditioning.
Air con in shared Lounge area.
Shared bathroom, kitchen and laundry & living space but room is large enough to cater for your own lounge area if u like.
Street parking.
All Appliances included.
Street and laneway entry access.
Walking distance to schools & shops
Public transport - Bus stop outside and 10min walk to Beverly Hills train station.
Includes 2 single beds if required (as pictured)
Fully Furnished unit & ready to go. Room itself UNFURNISHED
All you need to do is bring your clothes OR the landlord & I can help relocate as I have access to a van
PRICES-
$170 for ONE person (negotiable depending on your situation),
$220 for TWO people. (not negotiable)
add $50 per week for each additional person over 8yrs of age (ie 2 adults + one child = $270)
2 Weeks BOND for Single occupant
4 Weeks Bond for 2 or more people.
Rentstart Bond Loan OK
2 weeks Rent to be paid IN ADVANCE upon occupancy.
This is NOT negotiable.
Lease required with minimum 3 month stay
Parents with kids OK. Would suit single parent + child no problem
Centrelink is OK & Rent Certificate can be filled & submitted to assist you, so long as Centrelink Payment Advice & ID is provided upon application.
References which can be checked are a plus.
Job security will increase your chances.
50-50 For Single Electricity & Utils (one person) OR split 1/3 if youre a couple.
WIfi & landline phone available (usage is unlimted for both but "fair use" practices are in place)
Food NOT included.
Drug Free Household.
Booze ok in moderation.
Visitors fine in moderation but NO stupid parties
Privacy and discretion appreciated
Mutual living respect is expected.
